Rent Increase Calculator Rules
The law protects tenants from arbitrary hikes. If you are renewing your contract, the maximum permissible increase is strictly tied to the market average.
Less than 10% below market
If your current rent is close to the market average, no increase is allowed.
11% - 20% below market
A modest increase is permitted to bridge the gap to market value.
21% - 30% below market
For significantly undervalued properties, a 10% adjustment is allowed.
31% - 40% below market
Properties far below market value can see a larger correction.
More than 40% below market
The maximum cap. Even if rent is half the market rate, the hike cannot exceed 20%.
