Frequently Asked Questions

What are the DLD fees when buying property in Dubai?

The main DLD fee is the 4% transfer fee on the property purchase price, paid to the Dubai Land Department. Additional charges include an AED 580 admin fee for apartments or AED 430 for land, a trustee/conveyancing fee of AED 4,000–6,000, and a knowledge fee of AED 10. If you have a mortgage, add a 0.25% mortgage registration fee on the loan amount.

Who pays the DLD transfer fee in Dubai — buyer or seller?

By convention and in most transactions, the buyer pays the full 4% DLD transfer fee. However, this is negotiable between buyer and seller. Some developers split the fee on off-plan purchases as a sales incentive. Always confirm in writing before signing the MOU.

How much are total DLD charges on a AED 2 million property?

On a AED 2 million property without a mortgage, total DLD charges are approximately AED 85,000: AED 80,000 (4% transfer fee) + AED 580 (admin fee) + AED 4,200 (trustee fee) + AED 10 (knowledge fee). With a mortgage of AED 1.6 million, add AED 4,000 (0.25% mortgage registration), bringing the total to approximately AED 89,000.

Are DLD fees different for off-plan vs ready property in Dubai?

The 4% DLD transfer fee applies to both off-plan and ready properties. For off-plan, you pay a 4% Oqood (initial registration) fee at the time of purchase, which covers the DLD registration. Upon handover and title deed issuance, no additional 4% fee is charged. Ready property purchases pay the 4% at the time of transfer.
