About our data

Where our numbers come from

Prices come from every apartment sale registered with the Dubai Land Department, to 3 Nov 2026. Rents come from new leases on DLD's Ejari records, 2026 only.

What's counted
Apartments and hotel apartments. Villas aren't in these figures yet. DLD's records don't say who's a first-time buyer, so we show every sale.
Typical
The middle sale. Half sold for more and half for less.
Ready and off-plan
Ready is a finished home sold by its owner. Off-plan is a home sold before it's finished.
Off-plan against ready
We compare the typical price per sq ft in the same area for the same home type, wherever both had enough sales in the last 12 months.
Rent on price
A year of new-lease rent as a share of the price, before service charges and fees.
Rent by home type
Leases don't always list bedrooms, so we place them by size.
Fees and mortgages
The same fee rules as our calculators. The mortgage example uses the minimum down payment, 4.5% and 25 years. Your bank sets your rate.
