About our data

Where our numbers come from

Every number on this page comes from a real deal registered with the Dubai Land Department. Here's how we turn them into prices you can use.

Sales
Every sale of an apartment in Trade Center Second registered with the Dubai Land Department since January 2024, up to 3 Nov 2026. Sales up to 2 Nov 2026 come from Dubai Real Estate Data, based on DLD open data (CC BY 4.0). Newer sales come straight from the DLD open-data portal.
Leases
Every Ejari lease registered with the Dubai Land Department since January 2026, up to 2 Nov 2026. Leases don't list bedrooms, so we work them out from the size. Lease length comes from the start and end dates.
What we count
Apartments and hotel apartments. Villas and townhouses aren't included yet.
Typical price
The middle deal: half sold for more, half for less. One penthouse can't skew it the way it skews an average.
Typical range
The range we show: from the 25th to the 75th percentile. Fair means inside it. High and low mean outside it.
Time frames
Prices look at the last 12 months of resales. Rents look at new leases since 3 Aug 2026. Price changes compare the last 3 months with the same 3 months a year earlier. Rent changes compare new leases now with those signed from January to March 2026.
Return
A year of typical rent as a share of the typical price, also called gross yield. It comes before service charges, fees and empty months.
Your apartment's value
We start from the typical price at the typical size, then add or take off the going price per sq ft for the difference in size.
When we hold back
We give a price or rent only with at least 10 resales in the last 12 months or 10 new leases in the last 3 months behind it. A project gets its own page with at least 30 sales in 12 months or 30 new leases in 3 months, or with at least 20 sales since January 2024 and 5 of them in the last 12 months. We say prices or rents rose or fell only when the change is over 3% and each period has at least 30 deals. Otherwise we say so and show nearby buildings instead.
What the records leave out
Floor, view, furnishing and condition.

We update with every data release. This page was last updated on 3 Nov 2026.
